LandCheck is a free map for checking raw land before you buy it. Click a spot or
a parcel and one panel gathers the public records that matter: parcel lines and the owner of record
where the county publishes them, the FEMA flood zone, wetlands, wildfire hazard, soil with a septic rating,
elevation and slope, road access, public land, zoning and HOA areas where they are mapped, and census figures.
Who publishes it
LandCheck is published by LandCheck LLC, a small company registered in Virginia. Questions,
corrections and county requests go to help@landcheck.io.
What it is, and what it is not
A screening tool for the desk stage: it shows what to ask and where to
look before you spend money. It is not a survey, a title search, a perc test, a wetland delineation
or a zoning decision, and parcel lines are county GIS drawings, not surveyed boundaries. Before you
sign anything, use a licensed surveyor, a title company and the county's own offices.
Where the data comes from
- Parcel lines, owner, acreage, value, last sale — the public service each state or
county uses.
- Flood zones — FEMA National Flood Hazard Layer
- Wetlands — US Fish & Wildlife Service, National Wetlands Inventory
- Soil and septic ratings — USDA NRCS soil survey (SSURGO), through Soil Data
Access and UC Davis SoilWeb
- Wildfire hazard — USDA Forest Service, Wildfire Hazard Potential
- Elevation, slope and contours — USGS 3D Elevation Program
- Public and protected land — USGS Protected Areas Database (PAD-US)
- Power lines — US transmission line data (HIFLD)
- Road access — US Census road maps and OpenStreetMap road lines
- Zoning and HOA areas — the counties and cities that publish them
- Demographics — US Census Bureau, American Community Survey; climate
(Pro) — NOAA climate normals
- Basemaps and address search — Esri, USGS and OpenStreetMap
Each lookup goes from your browser straight to the agency or county that publishes the data, so you
see their current records; LandCheck keeps no copy. Data notices and licences.
How it is paid for
No ads, and LandCheck never sells or rents your data or anyone's owner records. LandCheck Pro
subscriptions pay for it (see below).
Privacy
No account and no tracking cookies — your saved places and settings stay
in your browser (Pro sets two small cookies of its own so it stays signed in). Page views are counted with Cloudflare's cookieless
analytics (aggregate counts only; no personal data, no fingerprinting), and the app counts five steps
(arriving, first parcel, Pro screen, pricing page, Subscribe) with a one-word label for where the visit
came from — no cookie, no ID (details under Terms & privacy).
Map clicks and searches are sent directly to the
public data providers (Esri, OpenStreetMap, US Census, USGS, FEMA, USDA, and
county GIS servers, and Google Maps Platform while a Google basemap is on) to fetch results, and those services may log the
request. Full privacy notice.
Free and Pro
The map and its data are free. LandCheck Pro
is an optional subscription ($100 a year or $15 a month) that adds branded PDF reports,
batch lookup, HD imagery, nearby points of interest, unlimited saved
places and sync.
